How to buy assets

When you find your assets, click the Buy button. A Purchase Offer form will pop up along with the details of the assets you have chosen.

Fill in all of the details, then click the Confirm button.

2. Purchases Request (Offer to Purchase)
  Persons offer to purchase must fill in an Offer to Purchase form specified by the company
  and submit it to the above address through the following channels:

  Documents needed to be enclosed with an offer of purchase
  1.An Offer of Purchase form
  2.For individual clients A certified true copy of Personal Identification card
    A certified true copy of House Registration
  3. For corporate clients A certified true copy of corporate certificatation (no older than 1-month old)
    A certified true copy of Personal Identification card of the authorized party
    A certified true copy of House Registration of the authorized party
3. Placing deposits and entering to a purchase contract
  3.1 Placing deposits
    3.1.1 Any person offering to purchase shall place deposits on the day he/she
submits the purchase offering application under the following conditions:
              - A minimum deposit at 10% of purchase offering price must be placed.
   
3.1.2 Within 7 business days upon the date the Seller agrees to sell any assets
   
pursuant to the set criteria, the person offering to purchase shall place additional
   
deposits (on the date entering into the purchase contract) subject to the following
    conditions:
            - Provided that the asset price is not over Baht 10,000,000, another 10% of
    purchase offering price must be placed or the total placed deposit shall not be lower
    than 20% of purchase offering price (including the deposit placed on the purchase
    offering date.)
            - Provided that the asset price is over Baht 10,000,000, another 20% of purchase
    offering price must be placed or the total placed deposit shall not be lower than 30% of
    purchase offering price (including the deposit placed on the purchase offering date.)
   

3.1.3 If the person offering to purchase fails to place the deposits within the

      specified period mentioned above, the Seller shall deem that the person offering to
      purchase has no intent to purchase such asset, and desires to waive his/her purchase. As
      a result, the Seller shall grant this right of asset purchase to the next person submitting
      the purchase offering application for purchase of asset (if any).
    3.1.4 Payment by cashier check shall be made to the Holder of Ownership of the assets.
      (See more details in Clause 5)
  3.2 The purchase offering price less than the announced sales price
      In case a purchase offering price is lower than that announced by the Seller, it shall be
      deemed that no one is entitled to purchase such assets; meanwhile, the Seller shall have
      the right to sell them to the next person offering to purchase subject to the conditions
      the Seller deems appropriate without any prior notice to any persons offering to purchase.
  3.3 Change of the purchaser name
      In case any person offering to purchase requires changing the holder of ownership from
      the person offering to purchase to be other person's name, the Seller shall charge a fee
      at 1.0% of purchasing price and at a minimum of Baht 10,000. (except the holder of
      ownership is a member of the same family).
      By this regard, the person offering to purchase must be approved by the Seller by
      notifying the Seller in a written notice not less than 10 business days prior to the day of
      ownership transfer for such purchased assets. The signatures of both original purchaser
      and new purchaser must be put as well (pursuant to the set form). To change the name
      of ownership holder, it shall be the Seller’s sole discretion.
       
4. Transfer of ownership
  4.1 Transfer of ownership must be carried out within 60 days from the payment of the deposit as stated in 3.1.2.
  4.2 In case the transfer of ownership cannot be done in said period, sellers are entitled to
  keep the entire payment. However, if persons offering to purchase the assets have
  reasons for the delay that are deemed appropriate, sellers may extend the transfer period .
  4.3 Sellers shall set the date of the transfer ownership. Persons offering to purchase shall
  prepare a cashiers check made to the “Name of the Holder of Ownership”, specifying
  the remaining payments.
  4.4 Persons offering to purchase shall be responsible for payment of fees, taxes and
  other costs involving the purchase.
   
  Note
  Sellers reserve the right to change, improve, or alter information on the assets, the prices
  and other conditions without prior notice. Sellers shall sell the assets under the
  conditions at that time. Persons offering to purchase must inspect the conditions of the
  assets before making a purchasing offer.
