The information on assets, prices, conditions and details as presented on this website are

| intended for the purpose of advertisement and reference only. They are not offers to sell |
| assets to persons who have prepared the offer to purchase or bidders of the company, |
| thereby having no binding effect upon sellers until approval to sell assets is given in |
| accordance to the rules and regulations of the company, a letter accepting the purchasing |
| offer is given, and persons offering to purchase complete all purchasing steps. |

| website are valid at present. Therefore, there could be changes to this information before |
| acceptance of an offer to purchase can be announced to any person without any prior
notice. |

Sellers may, at their sole discretion, reserve the right to sell, suspend, or cancel the sale
|
of any assets as shown on this website without prior notice.

Under no circumstance shall sellers be held liable to any damages caused as a result of
|
| copying, duplication or distribution of information which may cause it to differ from that |
| contained on this website at that time. |

2. Rights and duties of brokers representing sellers |
| -
Brokers may represent sellers once they receive approval from sellers. The broker |
| period lasts for 1 year from the approval date. |
| -
Brokers shall receive commission fees at a rate of 3% of the asset price, which is no
|
| more than 10 million baht. For assets worth more than 10 million baht, brokers shall |
| agree to give sellers the authority to set commission fees at their sole discretion. |
| -
Brokers shall receive commission fees once they have completed all the following
tasks. |
| 1.
Make contact / inspect assets / provide information in detail on assets to
interested parties.

| 2.
Coordinate between interested parties and sellers
|
| 3.
Draw up an offer to purchase letter for buyers and sellers / draw up proof of
|
| payment on the day the offer to purchase is produced / draw up proof of additional |
| deposit payments for sellers |
| 4.
Draw up an agreement to sell and to buy / draw up a purchasing contract /
register the purchase at land offices.

| 5.
Make full payment to sellers
|
| -
Sellers shall pay commission fees to brokers within 15 business days from the day |
| sellers register the purchase and receive full payment from purchasers. |
| -
Payment, according to the purchasing steps shown on this website, requires that
|
| brokers inform interested parties to make direct payments to sellers. Brokers are |
| prohibited from receiving any payments from interested parties on behalf of sellers. |
| -
Brokers must agree to bring interested parties to inspect the assets. Brokers may
|
| receive the key to each asset from sellers once they have placed a 1,000 baht guarantee |
| per asset. Brokers must bring the key back to sellers within 3 days of the day they |
| received the key. If brokers do not return the key within said period, brokers must agree |
| to be fined 100 baht for each day until the key is returned. Brokers shall agree to allow |
| sellers to keep the entire guarantee paid for any damages and losses and must agree to |
| pay compensations for any damages and/or losses. |

Brokers must agree that sellers have a binding effect with the interested parties in
|
| terms of asset information, conditions and regulations that the brokers present to |
| interested parties as advertised by sellers on the website at that time. |
| -
Brokers must perform their duties in good faith.

| -
Under no circumstance shall brokers become the brokers for interested parties.
|
| -
If brokers commit any acts deemed to cause damages to sellers whether they are |
| intentional or unintentional, brokers must agree to pay compensations for damages to |
| sellers immediately when informed by the sellers. Brokers must not attempt to settle the
matter in court. |

Brokers have no right to allow any other person act as a sub-broker. Therefore, brokers
|
| have no authority to transfer the broker's rights given by the sellers to any other persons. |
| Brokers do not have the authority to give or transfer any benefits or rights to other |
| persons unless a written consent is given by the sellers. |

If brokers violate any abovementioned conditions, they shall agree to allow sellers to
|
| cancel their broker service. Once a broker service is cancelled, the broker must halt any |
| transactions concerning the seller's asset. |
